We have recently completed Building Leak Investigations on a large office building in the heart of Birmingham city centre. In recent years, we have undertaken numerous projects in the Midlands and have a loyal client base in the region and were even involved in the Mailbox and Bullring developments in the early 2000’s.

Our latest project was an office building which had been constructed approximately 10 years ago with a more recent extension to the front elevation where much of the testing was required.

Leaks had been experienced into the basement car park at numerous locations and our client, a large property management company, procured our services to identify the source and cause of each.

Basement leaks can be complex to locate and resolve, therefore, the initial part of an investigation such as this is to review drawings of the building, where available, to gain an understanding of the layout and construction of the structure. We were fortunate, on this occasion, that the client could provide detailed information in this regard.

We have a number of different testing techniques available to us when undertaking building leak investigations to identify the source and those used by our experienced site team for this project included:

  • Moisture profile of affected surfaces
  • Electronic leak detection of waterproofing membranes, where exposed for test
  • Simulated rainfall tests to suspect items including the use of dyes to confirm findings.

Having successfully completed the building leak investigation, we discovered the primary cause of the leaks to be issues in the waterproofing at the junction between the existing building and recent extension. A comprehensive report of our findings was produced for the client detailing all issues identified with relevant images, providing all necessary information for procurement of repair works.

A full leak investigations process into issues such as this can give invaluable information into the source of the problem and ultimately save money for our clients as remedial works, opening up of the structure, or further investigations can be targeted to specific areas.
