Roof Condition Survey in Oxford


Building leaks can equally occur in new build as well as existing properties and Thornton Consulting were recently appointed to undertake our Building Leak Investigation and Roof Condition Survey services to a restaurant roof in Oxford.


The building was approximately 3 years old and had been experiencing an internal leak for more than a year.


The building leak investigations process was undertaken to locate the source and cause of a leak and combined a number of test techniques to positively identify the source of the water ingress. Tests included:


  • Roof moisture profile

  • Electronic test of the waterproofing membrane

  • Simulated rainfall test, incorporating a trace dye

  • Internal monitoring of the leak site for change in moisture and water ingress

The leak source was identified as a breach in the single ply waterproofing which was later repaired by our client’s roofing contractor and re-tested to confirm its integrity.


Our client also required peace of mind that there were no further issues with the roof. We, therefore, undertook a Roof Condition Survey to the whole roof to confirm the integrity of the roof waterproofing and establish any potential items of concern.


Roof condition surveys assess the current performance and condition of a roof and can provide an indication of the remaining lifespan. A number of different test techniques can be employed depending on the specific requirement of our clients, but the service can include:

  • Electronic leak detection of the waterproofing membrane

  • Roof moisture profile

  • Visual inspection and assessment of condition and projected lifespan
